We all need reminders sometimes. It’s no different for tenants. You can help tenants out, enhance communication between the two of you, increase on-time rental payments and improve property maintenance by sending out helpful reminders.
Have you ever forgotten to follow through on a maintenance need at home? Did you ever forget that a bill was due until you got a reminder? Even if we do these things regularly, we can sometimes let things slip through the cracks, particularly when our lives get busy. That’s where emails, letters, texts and even phone reminders can be constructive for us. It’s the same for your tenants.
Some of your tenants may be great at paying rent on time and maintaining the unit they’re renting out. They may even set themselves reminders on their phone or physical calendar to help them remember. However, that doesn’t mean they’ll never forget. It also doesn’t mean that all of your tenants will proceed this way.
You can help your tenants (and yourself) by periodically providing a couple of different types of reminders. You may choose to send these out via mail or text, whatever makes the most sense for you and your tenants.
What reminders should you consider?
1. Rent.
Before rent is due, send out a quick reminder letting tenants know that the rent is due soon. This should include the date it is expected. You may also choose to look at rent reminders differently and only send a reminder if the rent isn’t submitted by the due date.
2. Maintenance.
You may have stipulations about tenant maintenance requirements. However, tenants may occasionally forget about all their required tasks. This is where reminders are helpful. Send them a reminder about what they’re responsible for, like changing out an air filter or replacing the batteries in a smoke detector. You can further help tenants take better care of the rental property by providing them with a maintenance checklist when they first move in. The maintenance checklist may also include helpful tips like preventing pest problems.
Reminders are a great way to assist your tenants in keeping up with all of their responsibilities. Write these in a friendly manner to show that your goal here is helpful.
